OOPS! You know that old saying “the road to …. is paved with good intentions”? Despite your Board’s good intentions, the budget ratification meeting on March 28th did not go nearly as well as planned. We embarrassed ourselves. We hope you will put it down to growing pains and accept our sincere apology for the confusion and frustration some of you experienced. The transition to a new Board president, the addition of three new board members and a change of ownership at our property management company is proving to be a little more challenging than we anticipated. But your new leadership team is working hard to build better communications and information systems.
As a step in that direction, those of you with an email address of record, will soon receive a Preferred Method of Communications Directive form. With this form, you have the opportunity to tell us whether you’d prefer that we communicate all information relative to the Greens at Loomis Trail via email or USPS. Using electronic communication methods whenever possible or practical will save your Association significant real costs of postage, envelopes and paper, as well as the time required for photocopying and actual mailing. In addition, the possibility of lost or delayed mailings will be reduced. We ask, please, that you fill out the form and follow the return instructions included.
Speaking of New Leadership Team Members, we officially welcome to the Board and thank Ann Zimmerman, who brings years of experience as president of an HOA more than 15 times larger than ours. Ann will head our Landscape/Architectural Design Approval team.
As you know, our CC&Rs require that all visible changes to landscaping or architecture must be approved prior to beginning any project. The overall intent behind this requirement isn’t control but protection. Examples of such projects include, but are not limited to:
- the removal, and or addition, of trees, grass, hedges, boulders, bricks, pavers;
- outdoor painting; and
- decks or structural additions of any kind.
One of Ann’s first objectives is to speed approval times.
Also welcome to the Leadership Team is the new owner of Elite Association Property Management, Janene Southcott. Janene’s email address is [email protected].
Speaking of Renovations, you might not know that one of our neighbors, Aaron Rockwell, has, for several years, faithfully donated time and expertise as master of our association website. Thank you, Aaron! Now he, with a small group of neighborhood volunteers, is looking at ways to make our website even more user friendly. Once we have updated some key features, we will let you know exactly what they are.
Mice, Rats, Cats and Raccoons all have something in common. They like containers … especially the ones with ooey, gooey edible trash in them. Okay, I hear the cat lovers among us adamantly objecting, so maybe not cats. But most definitely, rats! A few of our neighbors have experienced significant, even costly, infestation issues in the past. The three simplest ways to safeguard against a problem are:
- Make sure your crawl space is completely sealed off;
- Check your foundation vents to make sure the screens aren’t torn; and
- Make sure to keep your trash cans secure.
Regarding Trash Cans, PLEASE make sure they always are stowed in garages or backyards out of sight of neighbors, except on Mondays. THANKS!!!
The next Quarterly Board Meeting is scheduled for Thursday, April 27th, 6:30 pm. The Zoom address and physical location are yet to be determined.
