May 7, 2022 HOA Loomis Trail Newsletter

Happy Mother’s Day to all the Moms on Sunday May 8th in the Neighborhood. May your day be relaxing and your loved ones appreciate all you do for them.

Landscaping and Maintaining Property:

All homeowners and lot owners need to mow, weed, and cut back dead or damaged growth on shrubs from the past season on a regular basis. Recommended mowing and weeding needs to be done weekly or every two weeks to keep a yard looking well-kept and pristine. This includes raking dead leaves, pine needles, and picking up piles of grass debris in the yard or lot, trimming back trees/shrubs, picking up clutter not allowed in driveways, on the side areas in view of homes, and keeping all garbage cans, lawnmowers, ladders, and such out of site from the view of neighbors and those that drive by. This is a good time to take notice of your own property and act if necessary as several homeowners are noticing concerns.

Plus, please keep all overgrowth of tree limbs, hedges, trees trimmed in front, side areas, and back yards and respect your neighbors too.

CC & R’s, Complaint Form, and Submission of Property/Landscape Changes:

All neighbors buying a home or property must follow CC & R’s regarding many concerns and/or violations that been mentioned repeatedly in the newsletter. For those who say “I didn’t know” or “I forgot” about a rule that needs to be followed is no excuse to all the neighbors who do follow the rules. Every homeowner that buys a home or property in Loomis Trail knows that there is an HOA with rules to be followed. It is a suggestion and a good idea once a year to review and read the HOA website information as a refresher.

Request for Neighborhood Garden Weeders:

There are two requests for neighborhood garden weeders. Two neighbors are looking for young teenagers that would like to establish some work skills to do weeding and raking of garden beds. There is no lawn mowing needed, just simply weeding and to learn what the homeowner’s needs are. The pay rate will be discussed with the two owners for those interested in these ongoing positions throughout the year with immediate needs now. If any young family members are interested, please contact me and I will put you in touch with the neighbors of interest. Both neighbors are looking to train young people and they would like to give our own neighbors a chance of learning work skills. All they have to do is bring their own garden gloves. Email me at [email protected] for those interested as both neighbors are needing immediate help.

Everyone Please Let’s All Do Our Best to Drive 15mph

Signage in the Neighborhood:

Please neighbors that read the newsletter share with all family members and take notice of new and additional signage that will be posted to bring additional attention to these specific concerns in the next few days:

1) Just another ongoing safety reminder, the Speed Limit is 15mph in the neighborhood. The board cannot be responsible for driver’s actions, as individuals are responsible for their own driving actions. Please inform all family members, guests, vendors and landscapers as well too. We do not want an accident in the neighborhood and there have been close calls with one of our own neighbors recently. Safety matters to all of us.

2) No Parking on Grass Boulevards at any time! In the past month there have been three areas damaged of concern. Homeowners need to remind their own family members, guests, landscapers, movers, and vendors of this too so that they park in the driveways or paved pull outs throughout the neighborhood.

3) Please Clean Up After Your Pet. All homeowners need to carry dog poop bags with them to dispose of their dog’s poop. This includes all family members, dog walkers, and guests walking their dogs as well visiting. Please also note, to keep your dogs out of other neighbors yards from peeing also in their flower beds and/or landscaped areas as this is being courteous to neighbors.

4) New Additional No Soliciting Signs will be added to the entry of both gates at the key pad boxes so everyone entering that stops and/or drives at the gate can see these. No soliciting includes homeowners leaving flyers for services on neighbor’s doors, and/or vendors, or businesses, or other types of written materials too. This is not allowed and it is a safety concern when neighbors are away and flyers are left on their porches and/or doors showing clearly that homeowners are gone when left there for several days, weeks, or more too.
